1- Use a Realtor rather than a real estate agent. Realtors are members of the National Board of Realtors (NAR), a non-profit organization that promotes real estate information, professional standards, and education. A Realtor can provide an extra level of service since Realtor business practices are monitored at local board levels.
2- Do not be complacent about the marketing of the property you are selling. In many cases you may have to "bring your home to the buyer" through maximum exposure in the marketing arena. Ask your Realtor about the strategies and time line they expect to use in finding the right buyer.
3- Do not take the curb appeal of your house for granted. Remember that first impressions are extremely important. A sizable amount of sales take place before the buyer goes thru the front door. Ask your Realtor for advise on freshening up the curb appeal- this factor could possibly make a difference in your final sales price.
4- Disclose any problems (safety, health, environmental) you have with your property to your Realtor in the beginning of your relationship. The issues will be found out during the inspection of you house.
5- Take a realistic look at your property and try to see it though a potential buyers eyes. Remember a perspective buyer would like to see a perfect house, inside and out.
6- Avoid being present when your property is being shown. You will be better served if you allow your Realtor to do their job without you. Most buyers feel more comfortable if they can speak freely to the Realtor.
7- Know how to price your property to sell. Your Realtor will be very helpful in determining the best price to sell your house in the least amount of time for the best profit to you.
8- Do not wait to plan your move. Many sellers don't plan their move early enough and then get overwhelmed at the time of their move.
9- Give a lot of thought in the selection of your Realtor. You must have full confidence in your Realtor's ability, experience and knowledge of the current real estate market. A skilled agent will recommend the changes you should consider making to enhance the salability of your property.
